Coverage today: the flood layer is a live query for any U.S. address. Crime is covered nationwide at county level from FBI-reported offenses (2024), with modeled ZIP estimates where published. Registry counts cover 26,000+ ZIPs, each sourced and dated. Checkout checks coverage before charging — a report that can't be built for an address is never sold.

The CurbFacts accuracy promise

If a fact your report states is materially wrong — wrong against the public source the report itself cites, as that source stood on the day your report was built — we refund the report in full. Email [email protected] with your report link and the fact you believe is wrong. We re-verify it against the source and answer within 5 business days. If we were wrong, the refund goes back to your original payment method, and the corrected report is reissued free. The full terms are in the FAQ below.

Inside every full report

Know what the listing doesn't say — before you sign

Every full report — Single, 3-Pack, House-Hunter Pass, or Agent — carries the same stack; buyer plans add a year of HomeWatch on the report's address. What changes between plans is how many addresses you run, not what's inside.

The Eyes Open Score

One number, 0–100, from the published method — with the full breakdown printed, so you can see exactly what fed it. When an address's layers can't support a score, the report prints its layers instead of estimating one.

The official flood determination

FEMA's flood map queried live at the exact address point: the zone, whether it's a Special Flood Hazard Area, and the document that settles it when the listing's display disagrees.

Your real tax bill

The seller's current tax, your state's reset rule, and your estimated bill after you buy — an estimate, with the method printed line by line. In Florida, the Save Our Homes gap is spelled out when it's there.

The price check

The ask against an independent estimate and the street's own sold prices, with the home's price history — relist markups included — when the records carry them.

Crime & registry, labeled by grain

FBI-reported county figures and modeled ZIP estimates, never blended. Registry counts for your ZIP, with the official search route for the exact address.

Schools, noise & development

Where those layers cover the address. When they don't, the report names them as not included — it never fills a gap with a guess.

Your state's purchase rules

The disclosure the seller legally owes you, the tax reset rule, and the traps buyers walk into — from researched state files built on official sources.

The before-you-offer checklist

Generated from your report's own findings: the certificate to order, the figure to verify with the county, the question to put in writing.

Your offer brief

The findings with money attached, turned into moves: how to use each one in the negotiation, the exact questions to put to the seller, and where the walk-away line sits.

12 months of HomeWatch, included

With Single, 3-Pack, and House-Hunter Pass reports: weekly re-checks of the report's address for a full year — the official flood map, registry counts, crime figures, listing status and price, tax records, and development where a verified feed covers the address. We email you only when something material changes. No card, no charge — when the year ends, the watch simply stops unless you choose to continue it.

Coverage differs by address, and the report says so: it prints which layers are included and names the ones that aren't. The free preview shows the top finding only — the score, the brief, and the rest of the stack are in the full report.

Pricing questions

The fine print, in plain print

What's the refund policy?

Sales are final — except billing errors (a duplicate charge) or a report that fails to deliver. Checkout checks coverage before charging, so a report that can't be built for an address never reaches payment at all. If you ever need a refund for a billing error or a non-delivery, message us on the contact page — refunds go back to the original payment method.

What if a fact in my report is wrong?

Tell us at [email protected] or on the contact page. We re-verify the fact against its primary source. When two public sources conflict, the report prints the conflict and names the document that settles it — that's a feature, not an error. But if the report misstated, or missed, a covered fact that was in its cited source on the day the report was built — and the error is material — the accuracy promise applies: a full refund of the report, a corrected report reissued free, and the correction entered in the public corrections log.

The accuracy promise — the full terms

Covered: a fact the report states wrongly, or a covered finding it omits, where the correct fact was present at build time in a public source the report claims to cover (the sources printed in the report).

Material means the error changes one of: the flood-zone / SFHA determination; the registry count; the seller's tax figure or the buyer's printed tax-estimate range; or the Eyes Open Score by 10 or more points under the published method.

Estimates are not errors. An estimate produced by a published method printed in the report is not "wrong" because a later tax bill, insurance quote, or sale price lands elsewhere — including outside the printed range. The methods are public; that is the deal. A wrong input to the method (a misstated source figure) that is material is covered.

Not covered: facts that changed after the report's build date (reports are dated snapshots); layers the report lists as not included; and a source that was itself wrong at build time and was reported faithfully — those go through the corrections process (corrected report reissued free + log entry), not a refund.

3-Pack and Pass reports: for a report run on a 3-Pack credit, an upheld claim restores the credit and refunds $20 (the per-report price inside the pack). For a report run on a House-Hunter Pass, an upheld claim refunds $29 (the single-report price).

Limits: one claim per report; claim within 12 months of delivery; the refund (plus the free corrected report) is the sole remedy. This is an accuracy remedy, not a satisfaction guarantee — "sales are final" otherwise stands.

Decision window: every claim is answered within 5 business days of receipt; an upheld claim's refund is issued the same day as the decision.

Does the House-Hunter Pass auto-renew?

No. It's a 60-day pass, bought once. When it ends, it ends — buy another only if you're still hunting.

Do reports expire?

A delivered report is yours to keep, including its PDF. 3-Pack credits last 12 months. Data is checked live when a report is built, and every fact carries its check date — a report is a snapshot of the day it was built.

Why isn't the full report free?

Because we don't sell your data or show ads against your search. What people look up — a family checking a street — is sensitive. The fee is the business model; your searches are never sold or shared.
