The Utah records that decide what a home really costs and what the seller has to tell you: disclosure law, property-tax reset, the official registry, and the FEMA flood map — sourced, with the county offices that hold the files.
Check the records behind the address before you offer.

Utah is a caveat-emptor state with no state-mandated disclosure form — the Seller's Property Condition Disclosure you will see is the Utah Association of Realtors form required by the standard contract, not by a disclosure statute. The one clearly statutory disclosure is methamphetamine contamination history. Because the legal duty is narrow, your inspection and direct written questions to the seller carry the weight.

Your bill is based on the county's annual market value, not the seller's bill and not a value locked in at sale. If you will live in the home as your primary residence you keep the 45% exemption; if the seller used it as a primary home and you will not, your taxable value can jump from 55% to 100% of market.
Homestead: A primary residence gets a 45% residential exemption — it is taxed on only 55% of fair market value (Utah Code 59-2-103), limited to one primary residence per household and up to one acre.
Utah Sex, Kidnap, and Child Abuse Offender Registry is run by Utah Department of Public Safety, Bureau of Criminal Identification. Search it by the home's address before you offer — and search again before closing, because registry data changes as people move.

You can also search every state at once through the federal National Sex Offender Public Website (NSOPW). A CurbFacts report shows the registry count for the home's ZIP — the same public data, organized for the decision.
The only flood map that decides a lender's insurance requirement is FEMA's — the National Flood Hazard Layer behind the official FEMA flood map viewer. Listing sites license private models that can and do disagree with it; when they conflict, the FEMA map is the one your lender and insurer use.
Check the exact parcel, not the ZIP code: flood-zone boundaries cut through streets, and two houses side by side can sit in different zones.
Vacation homes, cabins and transitory housing do not qualify for the residential exemption, so the same house is taxed on 100% of value instead of 55% — a bill roughly 82% higher on the value component.
Utah Code 57-27-201 requires disclosure of methamphetamine manufacture/storage history, but general condition disclosure rests on common law and the contract form — ask defect questions in writing.
What the Utah disclosure does and does not cover, section by section, and the questions it never answers.
